When the mortgagor defaults in the payment of his mortgage loan, then things could get ugly. If the parties to the loan fail to agree on a modified mortgage loan, then the lender might have to go with foreclosure proceedings. Foreclosure, under the law, requires great effort in terms of procedural requirements that it would certainly be more worthwhile to create mortgage modifications instead.
